Situated between Luton and Milton Keynes, Leighton Buzzard is a small (population 30,000-40,000) town that offers you affordable homes, plenty of shopping amenities, and an excellent school system. Here are the key factors to keep in mind when you contemplate moving to Leighton Buzzard.

The Leighton-Linslade Conundrum

Geographically speaking, Leighton Buzzard is immediately adjacent to the town of Linslade. While each community has its own rich history, today they can largely be considered as two halves of a larger whole. They are administered together by a single council. The River Ousel and the Grand Union Canal run in between the two towns, and the Leighton Buzzard railway station (see below) is actually in Linslade.

While strictly speaking only those who live east of the river can be considered residents of Leighton Buzzard proper, you should not neglect Linslade in your search for a new home. Speaking very generally, homes increase in value and prestige the further west you look, with some of the finest properties in Linslade and western Leighton Buzzard selling for more than £500,000. Bargains are definitely available throughout Leighton Buzzard, though, with many serviceable homes (both detached and semi-detached) trading for £200,000-£260,000.

Shopping in Leighton

Families moving to Leighton Buzzard are able to take advantage of some fine local shopping amenities. Most of the area’s commercial development (including the local Tesco) is between Leighton Buzzard and Linslade.

The high street in western Leighton Buzzard is packed with shops, with an even blend of national chains and independent stores. Residents can experience greater variety at the twice-weekly market days (on Tuesdays and Saturdays). For more intensive shopping trips, Milton Keynes is only fifteen minutes away.

Transportation in Leighton

Leighton Buzzard is a stop on the West Coast Main Line, providing speedy train service into London Euston and Milton Keynes. As an alternative, Marshalls run a direct coach service from Leighton Buzzard to London which many residents consider to be both more affordable and more comfortable than the train. In terms of road service, Leighton Buzzard is convenient to both the M1 and the A5, allowing for easy car travel.

Traffic in the Linslade-Leighton area can be hectic, especially with the large numbers of children traveling across the area to go to school. Parking can be especially problematic, and you should make parking arrangements a primary concern when researching potential homes in the area.

Education

As with most communities in Bedfordshire, Leighton Buzzard is served by a three-tier school system. A dozen lower schools provide excellent schooling throughout the area. There are four middle schools, with Linslade Middle being particularly admired by local parents.

When it comes to upper schools there are two choices, Cedars and Vandyke. Cedars is definitely the preferred option, although Vandyke was extensively refurbished in 2006. Cedars and Linslade Middle are both situated just west of the Grand Union Canal, on the southern edge of the city. With the recent influx of new families coming to Leighton Buzzard, competition for seats in the preferred schools can be fierce.

This general overview should be enough to prepare you to dive into the property market in Leighton Buzzard. Make sure you research the area carefully; there are real gems available throughout Linslade and Leighton Buzzard. With a little effort, you can strike a very favourable bargain on a very lovely home.
